    With 77 Hudson's tax abatement rejection it looks like Crystal Point maybe the only community in the area to be so lucky.

    It's not like the market riding high, so I am interested to hear how or why, or some kind of details on this sales volume increase?

    Here's an update from the Marketing Directors.....

    It's mainly fluff, but closings are proceeding as planned in January and will continue from that point on based on floor elevation, etc

    Fisher is pretty reliable, for a developer, when it comes to closings.

    Is this for real?

    What makes Crystal Point so great? Is it the new tax abatement, a change in the market, the views.......

    I thought Luxury property sales was in the tank?

    Luxury property Sales are in the crapper.

    However Crystal Point is the exception. I think it has a lot to do with the location.

    Being on the water is being on the water. It has its own market.

    How many sales are they up to now?

    When do the closings actually start?

    Closings begin today, I believe and will stretch through the summer depending on the home that was purchased.

    I also believe you are correct with your reasoning as to why Crystal Point has managed to be as successful as it has.

    That location and those views are just that good, it's hard to get the point across unless you have been into the building.

    Another reason the for the pick up in sales is the new 30 year (PILOT) tax abatement. They are the only new construction building that I can think of that has such an aggressive abatement.

    The last factor is the general economy has improved, peoples investments, who didn't sell them, have likely improved from their low point. Many believe the bottom has come, which gives people a feeling of comfort who are more risk averse than not.

    As of the beginning of this week there were 5 new happy residents as Crystal Point. There are more moving in everyday.

    As far as the waterfront walkway, I will have to check on that.
